You have two variants of adaptation program to choose from:

To rent a temporary place for the first days and search for the permanent place later;

To rent a permanent place right way.

We offer our expert help and advice in search and rent of a place to live as well as solving other important problems. It usually takes from one to 3 weeks for a newcomer to find an apartment. We advise our clients to take this into account while planning the time of arrival and choosing the package of services we offer at our site.

You can order adaptation packages or services of C.N.Immigration and get additional information by e-mail, fax or telephone. If you decide to rent a permanent place of residence before your arrival, we can help you with that. We have a large database on apartments and will be your guarantor. Most naturally we discuss the area, apartment size and quality, price and other details and rent conditions. The rent agreement ion Canada is signed between the tenant and the house owner or company manager. The agreement usually comes in force on the first day of a month and expires in a year. The agreement is automatically extended if neither of the parties terminates it. If a tenant wants to terminate the agreement he should inform the landlord in 60 days in advance. Practically in all agreements the tenant has to pay for the first and the last months of his stay.

Instruction and assistance in getting the State Child tax Benefit
Visit to the telephone company Bell Canada and ordering a telephone line (according to the local rules apartments are rented with a telephone line, but without a telephone number and connection. Tenants have to order their lines themselves)
Visit to your area shops, malls and services.
Assistance in purchasing of furniture
Instruction and assistance in documents preparation for getting Canadian driving license 9foreign licenses are valid only for the first 2 months)
Assistance in purchasing of a car.
Assistance in choosing a car insurance company.
Assistance in children school registration (if needed)

If you choose the second variant (to follow) we can help you to find temporary place of stay and them help you with search for the permanent place of residence. Our Adaptation department specialists, long before your arrival will choose several variants and make appointments with superintendents to look at apartment. You will visit the chosen apartments with our representative. You will see for yourself the size, layout and equipment (kitchen furniture and electrical appliances), inbuilt wardrobes, condition of the apartments and sanitary equipment. You will seethe additional facilities: automated laundries, saunas, open or indoor swimming pools 9if any), underground or ground parking, etc.

FULL PACKAGE No.2 (includes rent of temporary place of stay and further search for the permanent apartment together with the client)

Meeting at the airport and transit to the hotel or temporary apartment booked in advance.
First consultation on permanent apartment rent.
Search for variants of apartments for rent, visit to 5 places.
Assistance in renting with provision of the guarantee letter. At this stage the client pays the rent for the first and last months.

PERMANENT RESIDENCE

Rent of an apartment in an Apartment building.
This is the most popular among the newcomers variant. Majority of Canadian and USA population live in such like houses. Those places are convenient since tenants have no obligations and responsibilities rather than paying in time and abide by the curtain rules of behavior (do not disturb or cause problems with your neighbors). It is easy, if necessary, to change place of residence and move to another house.

Apartment can be 1-2-3 bed roomed. Every apartment in Canada should have a quest room and a dining room (in most cases - apart of the large guest room). The size of the apartment is guarded by the amount of bedrooms. Presence of many inbuilt cabinets and a balcony is mandatory. Not every apartment has corridors or halls. It is not at all unusual when you, opening the door, get right into the living room. According to the Canadian standards every family has to have a common living room and dining room. Every member of the family should have a private bedroom. Most of the house owners abide by this rule and a family of 4 people with bigger children can be refused in renting a 2-bedroom apartment.

Apartments are rented without furniture. But the inbuilt kitchen furniture and electrical appliances (stove, ventilator, fridge and sometimes a microwave) are integral part of the interior design.
Apartment can have 1 or 2 bathrooms depending on the size. Every house has a laundry equipped with washing machines and dryers. Many houses have saunas, outdoor or indoor polls. Heated parking is situated in the basement. You can have one or two parking spaces there. A tenant can enter the parking lot via the elevator from his floor.
Apartments in more expensive houses are renovated before being rented to a new tenant.
Comparatively cheap apartments are rented in the same condition the previous tenant left it. You have to remember that your will have to renovate it yourself or employ somebody to do it for you.
It is prohibited to keep pets in most of the apartment houses. But sometimes management or superintendents shut their eyes on tenants that have cats or dogs. In any case you have to get the permission to keep a pet in advance.
Before moving in you have to discuss all the rules concerning pets.
